Open house tips include everything that attracts people to see your listings & bring a possible offer.
There are so many little details that can affect whether your listing will move or not.
Most of them you may think are too small to mention, but all those little things can be fatal during the process of selling your home.
After the house is staged, take pictures of the property, and if your listing has been on the market, change the old pictures for new ones. It will give both realtor and homeowner a better chance to have a successful open house.
Have a professional take your pictures.
I constantly see realtors taking pictures of their listings. It is not a good idea. Do not save money on this.
A professional can take much nicer pictures and can highlight the house in ways you may not even be aware of.
My opinion is do not work hard, work smart!
Without the right pictures, you are reducing the number of potential people who will be curious to see your property.
Imagine you have a product and you are trying to sell it.
Just like the big companies, you need to market it.
How?
You need to create pictures, and show it virtually as much and as detailed you can. Create commercials, which in this case can be the slide show or virtual tour.
Make it attractive right there online.

People are visual. We are attracted by visual things - a virtual tour is a very good idea to market your listing. I recommend it highly with higher equity homes.
A slide show is a less expensive alternative. You can ask someone to create a slide show for you, if you can't do it yourself. Just make sure it looks professional.
If you have done all these - Good job!
You have already given them a taste of the listing. You have done the most important & hardest part, now you just have to bring them in.
If the home is staged by an accredited staging professional (ASP) & priced properly, you are going to have a very successful open house.
