Tips for Arranging Furniture

Do you need some tips for arranging furniture?

Here we put together some advice that can help you out in the process.

First we need to know if you are arranging furniture for selling a home or want to decorate.

In selling a home you need to focus on different aspects. It's not about your personal preferences,
it's more about how to appeal to buyers.

What do buyers look for?

The most important thing that buyers look for is space. Choose your furniture pieces carefully.
If your rooms are regular size or smaller you should get smaller, lighter pieces of furniture.
Bulky, heavy looking furniture will create a smaller looking room. It tells the buyers: "Don't buy me, I'm too tiny."
Use less furniture than you usually would. Make rooms spacious and not so crowded.Buyers will love your choices.

So, how to arrange furniture?
I wish I could tell you step by step what to do but every situation is different.
This is not an exact science. The best I can do is to give you my tips & hope that you
will follow them. I highly recommend you hire an ASP - an accredited staging professional to give you advice.

Placing furniture in the middle of the room is usually not a good idea. It will divide the room and will show smaller. You need to create open rooms. When buyers go through your home they do not want to navigate between your furniture. Do not block doorways. Keep an open flow between rooms.

Create one or more focal points in the room.

1.A fireplace is always a big plus for selling purposes. I like to have a sitting area around it, but not totally cut off from the rest of the room. The safest thing is to place two chairs on the sides of the fireplace, and by angling them you make it more welcoming.

2. You also can create another focal point in the room for a larger sitting area. I like to set my furniture against the wall or close to it. Have your sofa on the longer wall. Use two tables on the sides with lamps. Put a decorative rug in front of the sofa. If you don't want to use two side tables & you have enough space you can use just one on one side and place a coffee table in front of the sofa. Make sure you can walk comfortably between your sofa & coffee table. If you are wondering what type of table to use, I prefer a glass top table.

Why?

You can see through the glass. It create a magic feel, and gives the illusion that you are not using up the space.

3.Create a focal point around windows.

How?

I like to use curtains.

People like to have a sitting area in front of the window with their back against it. That's not the best idea if you have a gorgeous view. That can sell your home by itself. (Location, location, location, right?) Put your sofa on the opposite side of the wall, so when you are sitting on it you are facing the window. You also need to consider where your outlets, cable and phone lines are. Of course, if you find a great layout and don't want to change it just because your outlet is far away, use an extention court. Also, you can create a little sitting/reading area by angling a cute standing lamp & a chair by one corner of the window.
